A village in the Osijek-Baranja area, famous for its wine production. While many people left the village in recent years, seeking a better life in bigger cities, tourism in the area flourishes. People from around the whole of Croatia and beyond come to taste some of the many available local wines in rustic wine cellars. Besides the significant wine tourism, the village welcomes plenty of cycling tourists following the Danube bike trails, and of course plenty of fishermen and watersport lovers thanks to the proximity to the river.

Due to the history, the majority of inhabitants of the village are of Hungarian origin. Zmajevac has been facing a decline in population in recent years due to the lack of employment in this rather remote area of Croatia.

Therefore Zmajevac is full of abandoned properties that are often in a bad condition or almost apart and are (still) cheap. Currently, there are many properties for sale between 10 and 20 thousand euros, usually with a reasonable plot of land. It seems like every other property in the village is for sale or abandoned. Prices are often well negotiable.
On the other hand, since Croatia recently joined the Schengen space, prices of properties in the counter are ascending.
Besides the above mentioned, there is a new kind of tourism and business potential quickly arising: Liberland. Zmajevac is the closest village to Liberland and currently the closest place where properties can be purchased.
